Cx Rescue, for projects near turnover
Turnover is close and commissioning is behind. We close it.
In 3 days we walk the site and give you a list of every open device, test and issue, with a fixed price to close them. Then we close them. You pay the closeout fee when your turnover package is accepted.
You need this if two of these are true
- The TCO or CO date is set, and functional tests still haven't been witnessed.
- The issues log lives in a spreadsheet that nobody closes.
- The original CxA has left the project or stopped coming to site.
- Contractors and the owner disagree on what is actually open.
- The LEED reviewer or the code official has asked for Cx evidence you can't produce.
- The owner won't accept the building without a systems manual and training records.

Questions we get on the first call
Can you take over from another CxA mid-project?
Yes. That is the most common Cx Rescue. We load what the previous CxA left into our record, verify it on site and continue from there. Nothing they documented is thrown away, and nothing undocumented is assumed.
Who do you work for, the GC or the owner?
Either can hire us, but we report findings to the owner as well. An independent CxA is what LEED and most owner contracts require, and it is what makes the turnover package hold up.
Which requirements do you close out to?
LEED v4, v4.1 and v5 Fundamental and Enhanced Cx, IECC C408, the NYC Energy Code, ASHRAE Guideline 0 and Standard 202, or the owner's own Cx specification.
How fast can you start?
We confirm a start date on the first call, for projects in New York, New Jersey, Pennsylvania and the DC region. Tell us the turnover date on the call and we will tell you honestly whether it can be met.
What does it cost?
The gap assessment ends with a fixed price to close every open item, so you know the full cost before you commit.
What does "accepted" mean for payment?
The open items in the gap report are closed or formally deferred by the owner, and the turnover package is accepted by the owner or their representative. That is when the closeout fee is due.
